I tried to buy a house...
I own my own business... banks don't want to know me.
Lucky my wife has a good job...
We get a loan.
We get a house.
Interest rates go up before 1st payment.
Threat of more interest rate rises.
Wife gets made redundant...
Wife gets permanent casual job... minimum 25 hrs a week.
Life goes on, but they make it hard.

Wrong. With the predicted rate rise this year and the fact that prices are alreadyat record highs, if anything your deposit's buying power will only increase as housing prices continue to ease in most capital cities. Inflation is running at around 3%, nothing in the course of a year, whilst during the same period your deposit could be sitting pretty in an ING account earning 5.25%.

Will, anybody can talk themselves into or out of doing anything. Everyone here is giving you very good advice. Choose whatever direction suits you. I've no idea how you've come across money but I can confidently guess is wasn't without some pain and suffering. Don't piss it away. Don't spend it on a car.

Step 1. finish school at 3.pm
Step 2. Use the proper road crossing, just like mum told you to.
Step 3. Wait 'till the lil' man goes green. Then start walking.
Step 4. Get bowled over by some ol' lady doing 70km/h in a 120Y. Land 20 metres from where you started. (Not even any skid marks from said Datsun)
Step 5. Wake up in hospital. Massive internal leg injuries.....

NOT PRETTY.

Seriously though will, i'd take your cash and put it in a term-deposit that earns some nice interest. No risk, guaranteed return, and take it out when you turn 25 and go buy yourself a house.

Not everyone here can be wrong in telling you to buy a bloody house. Not fun, but a very smart investment.

The house is going to be passed on from the folks when they "move on"?
Then im sitting on 570,000 of LAND here in Norwood, as per the valuation we get from auction companies asking if we will sell.
Answer NO.

If you can handle living with your folks until you're almost 50...

You will slit your wrists well before then. Housing ONLY goes up. Jump on whilst you can at least count the zeros on the pricetag.

Mate the rate they're going, they won't see their 75th birthdays.
And thats 25 years away.
And i doubt they'd still live here then.

If you are looking for an investment buy land if you want something to generate some income buy a unit and rent it if you want to settledown buy a house and anyway it all comes down to what you have to spend and what a bank will give you.

How will i buy anything without getting a loan?
And i wont be granted a loan, because i will have no "proper" job to make the repayments.
And because i'm an asshole, but i'm not sure if that will affect much

William, I'm a lender for a largely QLD based Bank. However, we do have representation in Adeliade. If you want to discuss options I'm more than happy to do so. It will eliminate guess work.

willy,
IF you must buy some wheels get a pushbike. Adelaide is flat enough. Don't forget to sign your organ doner card and If (even in a car) a big enough truck were to meet up with you, (RIP), you can rest easy knowing it cost a whole lot less for the same result.
